Yes they will but to be more specific they will be DVD9 disks wich is like taking two dvd disks and laminating them together.

so does this mean they will be unreadable by dvd-rom drive?

Yeah but you couldn't play xbox games on a pc anyways, also the xbox will be able to play regular DVD's (if you buy the dvd remote)
