I enjoy nascar sims on my PC, but want to know if either of these sims for Xbox are up to the name? Are they worth buying, how realistic are they as far as the mechanics of the game go?

I have Nascar 2004, It is very realistic. Very fun with 4 people on a split screen. The damage is cool. At least worth a rent.
Well i can buy it previously played at EB Games for $20.00 So thats why why i thought about it?
the new one is coming out in a couple of weeks, why not get that one :D
